We’re all aware of the green movement that has been happening for several years now. Maybe saving the earth isn’t for you but everyone loves to save money, right? A few changes around your rental home can help you save green while going green!
Being environmentally friendly can be challenging as a home or condo renter. The major suggestions is always to get new appliances as the first step in conserving energy but that isn’t really an option in a long-term rental. One of the simplest changes you can make is in your lighting! Replacing your old bulbs with energy-saving alternatives, such as the ones seen above, as they burn out saves money and energy. They also burn cooler therefore keeping your home cooler and not making your air conditioner fight even harder to cool your already steamy Northwest Florida home rental. The same principle applies to blackout curtains. While we all love the sunshine here on the Gulf Coast blocking a bit of it out can save you money on cooling your home in the summer and protect against drafts letting out your heat in the winter.

Many of our long-term home rentals in Northwest Florida include tile or hardwood flooring in the home, but a majority offer carpet, even if it’s just in the bedrooms. While carpet is lush and wonderful to walk on, it inevitably gets stained one way or another.
Whether you knock a drink off your nightstand in the middle of the night or a guest spills a glass of red wine during a party, you don’t want to live out the rest of your home lease looking at it, right? A few simple tips, a little knowledge and quick action can save a carpet in no time. First, soak up the moisture on the carpet as quickly as possible. Pat the area with a clean towel or paper towel. Don’t rub! It will just spread the stain and help it soak in. If you own a shop-vac, that can be great for collecting large stains.
Next, decide which carpet cleaner to use. Certain stain removers work best on certain types of carpet. Make sure any store bought cleaner is right for your new home. If you don’t own cleaner or prefer a more organic method, check out the stain removal video above for tips on using white vinegar, ordinary dishwashing liquid, peroxide or club soda to save your carpet!

Many Southern Residential Leasing’s long-term rentals on the Gulf Coast are condos or townhomes that require little to no yard care on the part of you, our tenant, or yard care is included with your home rental. Some homes, however, feature gorgeous lawns that will be your responsibility to maintain.
That may sound like a daunting, or even dangerous, task to a beginner, however, a few handy tips will help keep you safe and your new yard looking terrific. Be sure to dress not only to keep cool under the Florida sun but also do your yard work early in the day, if possible, and wear plenty of sunscreen as well as keep water on hand. While flip-flops are in-season all year long here on the Gulf Coast, bare toes and lawn mowers are not always a great combo; wear your tennis shoes or work boots! Next, make sure your lawn equipment, such as a mower, blower, edger, etc., is in good working condition. Once your yard is clear of any debris that may clog your mower or dull your blade, you’re ready to get started!

Few things in a home are as, frankly, annoying as a squeaky door! This weeks’ Handy Tip will teach you how to quickly, effectively and even organically fix this problem.
Perhaps your creaking door just gives you that ‘nails down a chalkboard’ feeling or may be it’s so loud it can wake your sleeping baby. No matter your level of annoyance, know you don’t have to live with it or wait for a repairman. Simply watch our video to see how a screwdriver, hammer, rag and oil-based lubricant can easily solve your problem. This DIY video features the use of WD-40, however if you’d like to use a product that is considered a bit less toxic, you can also use Vasoline, a bar of soap and even olive oil to lubricate your hinges. Also, if removing the pins from your door requires more handy skill than you are comfortable with, any spray lubricant can be applied to your hinge without removing the pin, as shown above. Just be sure to have a rag on hand for any overspray.
